How we approach a hoarder cleanout.

  1. 1. Walk-through.

    In person, or with someone you trust if you’d rather not be there. We see the scope, talk through what you want kept versus hauled, and answer any concerns. No pressure to decide on the spot.

  2. 2. Firm written quote.

    We send the quote by text or email so you can think about it. The number is firm. The timeline is firm. If anything changes, we tell you before we touch it.

  3. 3. We work in teams.

    A typical job is two or three of us, sometimes more for larger homes. We bag, sort, and stage. Anything you marked "save" gets set aside. Donatable items go to local thrift stores. The rest goes to the dump or recycling.

  4. 4. Empty and ready.

    When we leave, floors are clear, the space is walkable, and the property is ready for cleaning, painting, listing, or whatever’s next. You pay when the job is done.

Most hoarder cleanouts run from $1,500 to $5,000.

Final price depends on size of the property, how packed it is, how many rooms, and access. A one-bedroom apartment is on the lower end. A multi-room home, packed wall to wall, with garage and outbuildings is higher. We quote it after the walk-through, in writing, and the number doesn’t change unless the scope does.

Do I have to be there during the cleanout?

No. A lot of our clients prefer not to be. We can work with a key holder, a property manager, or a family member. We send photo updates if you want them, or we just get the job done and check in when it’s clear.

Will you keep this confidential?

Yes. We don’t take photos for marketing. We don’t tell stories about jobs. The truck has our logo on it but we can park out of sight if discretion matters. Whatever happens at the property stays at the property.

What if there are valuables or important papers mixed in?

We sort as we go. Anything that looks like it could be important (paperwork, keepsakes, jewelry, cash) gets set aside for you to review. We never throw out anything that looks personal without checking first.

Can you donate things instead of trashing them?

Yes, when items are usable. We work with local thrift stores in St. George and Washington. Furniture, kitchenware, and tools that are still in good shape get donated. Tell us what you’d prefer up front and we’ll route accordingly.

What about biohazards, mold, or animal waste?

We can handle a normal level of mess. For active mold, large-scale animal contamination, or biohazardous waste, we bring in a specialty cleanup partner. We’ll tell you straight what we can and can’t do during the walk-through, and the quote will reflect it.

How long does a hoarder cleanout take?

Most jobs are 1 to 3 days on-site. A multi-room, fully packed home can run longer. The walk-through tells us what we’re dealing with, and the quote includes the time estimate.
